Health & cleanliness

National taxes & SERR
Income you earn hosting is generally taxable and may be subject to income tax and GST. Australian tax returns are typically due 31 October. Under the Sharing Economy Reporting Regime (SERR), electronic distribution platforms such as Stay WA report host income to the ATO β add your ABN in Settings so we report correctly. Consult a tax professional for your circumstances.
Regulations & permissions
Check leases, mortgages, strata/by-laws and local council rules before hosting. Some short-term rental arrangements in WA require registration or planning approval β confirm with your local government authority.
Safety
Provide emergency contact numbers (including 000 and the nearest hospital), working smoke alarms, a fire extinguisher and a clearly marked exit. Identify and remove or mark trip/fall hazards.
Courtesy & neighbours
Share house rules, quiet hours, parking and waste instructions. Let neighbours know you host so they can raise concerns early.
Insurance
Review your insurance with your agent or carrier to ensure adequate liability and property coverage for short-term letting. Platform protections do not replace your own policy.
